Services only under written engagement

Corlendis provides services only under a written engagement, proposal, scope of services or appointment agreed with the client. The scope, role, authority, exclusions, fee basis and reporting requirements are determined by that written engagement.

Website enquiries

Submitting an enquiry through this website does not create a client engagement or consultancy agreement with Corlendis. Corlendis is engaged only when a written proposal or engagement is accepted in writing.

Information provided through the website is used for initial enquiry and response purposes only and should not be relied on as project advice unless confirmed as part of an accepted engagement.

Superintendent and contract administration roles

Corlendis acts as Superintendent, Superintendent’s Representative or Contract Administrator only where expressly appointed under the relevant building contract or written engagement and only within the authority agreed in writing.

No builder or statutory certification role

Unless expressly and lawfully appointed otherwise, Corlendis does not act as a builder, domestic builder, site supervisor, principal contractor, site safety manager, building surveyor, statutory certifier, architect, engineer, town planner, quantity surveyor, financier certifier or legal adviser.

Responsibility of project participants

The builder remains responsible for construction means and methods, workmanship, site management, site safety and compliance with the building contract and applicable laws. Consultants remain responsible for their own design, advice, reports, certificates and professional services. Authorities, building surveyors and statutory bodies remain responsible for statutory decisions and certifications within their functions.

Information supplied by others

Corlendis may rely on information, drawings, reports, certificates, approvals, permits, claims, submissions and advice provided by the client, consultants, builder, authorities and other third parties. Corlendis is not required to independently verify that information unless expressly included in the agreed scope of services.

No guarantees

Corlendis does not guarantee planning approval, building approval, funding approval, programme outcomes, cost outcomes, absence of defects, commercial outcomes or project completion by a particular date. Project outcomes depend on many factors outside Corlendis’ control, including client decisions, builder performance, consultant performance, authority timeframes, market conditions and site conditions.
